Sequence of Selling a Home


Many people stay in their home for a lifetime, but as your family changes you might find the need to grow with or downsize into a home that better fits your needs and life-style. When we list your house, we work with you every step of the way, so that the transition is a comfortable process instead of a headache. We remove the red tape & make your move hassle-free!

Following are the steps that we take to make your sale as smooth as silk.

When we list your home, we will:

  • Meet with you to go over the selling process.
    • Go over "staging" or getting-the-home-ready-to-sell techniques with you that will enable you to get top dollar for your home. Ask for our FREE staging video that shows what buyers pay attention to when going through a home.
    • Review with you comparable home sales and competition on the market for sale with features similar to your home.
    • Show you why we are called "Marketing Maniacs" by our clients as detailed below.
    • Go over with you our Marketing Plan that is highly targeted to the Bay Area as this region provides the bulk of buyers for Tracy. We have several mediums that enable your home to receive wide Bay Area coverage.
    • Detail the other marketing activities that expose your home to local buyers and provide internet coverage through several sites.
    • Place your home on the multiple listing services (Central Valley Association of Realtors and Alameda County Realtors) which enables all agents in the San Joaquin Valley and Bay Area the ability to bring buyers to show your home and write offers.
    • Schedule a "Realtors Tour" so agents have a chance to preview your home to see its features and benefits for their pool of buyers. The "Tour" prompts agents to contact their buyers right away.
    • Immediately inform all of our Bay Area agent contacts so they are aware that your home is for sale in case they have buyers looking for a home with similar features.
    • Install a Preferred Real Estate Group, Inc., yard sign.
    • Develop a professional marketing brochure on your home that includes colored pictures, highlighted features, floor plan layout and plat map.
    • Qualify buyers before showing your home so they don't waste your time and our time.

Our communication program with you is continuous and extensive. We have received more compliments and "Thank Yous" from our clients on our communication program than nearly anything else we do.

  • Once an offer is received on your home, we will:
    • Promptly meet with you to go over the offer.
    • Provide an "Estimated Net Proceeds" with all offers so you can see what the offer means to you in dollars and cents.
    • Discuss the pros and cons of the offer.
    • Mention which terms of the offer are normal in Tracy and which terms are not normal.
    • Prepare a counter offer, if the terms of the buyer's offer are not acceptable to you, and negotiate to try and get the best deal for you.
    • Prepare all the required disclosures for you so state and federal laws are not violated.
    • Go over with you the escrow process, once there is an agreement between buyer and seller, and answer any questions you have about what happens from this point to closing.

  • Once the offer / counter offer has been accepted, we will:
    • Begin our "in-escrow" communication program with you to keep you informed and up to date.
    • Open escrow with an escrow company if not pre-opened.
    • Order the required inspections for you per the terms of the contract within the contracted time frames.
    • Coordinate inspector(s) and appraiser appointments with you.
    • Forward a copy to you for review upon receipt of the inspection(s).
    • Set up a meeting with you to go over inspections and discuss any repairs buyers are requesting to be completed.
    • Assist in getting bids for repairs, if necessary.
    • Prepare a counter offer, if buyer's requested repairs (from the inspection[s]) are not per contract, and detail which repairs you will or will not be completing.
    • Confirm the appraisal result is OK with no conditions.
    • Follow-up with buyer's lender to make sure written loan approval is received by the contract deadline.
    • Order escrow company to prepare updated closing cost breakdown, upon receipt of written loan approval, so we can review for accuracy.
    • Schedule an appointment with you to sign your escrow closing papers. If out of town, overnight the closing papers to you for signing.
    • Follow-up, if any repairs were necessary, to make sure clearances or completion notices are on file.
    • Check with escrow company to make sure buyer's money is in and there are no other loose ends.
    • Confirm the buyer's lender has funded the loan.
    • Verify with escrow that recording has taken place and the escrow is closed.
    • Deliver your closing check to you or if you are out of town, will either overnight the check or wire the proceeds to you.
    • Coordinate the transfer of house keys, garage door remotes and utilities at closing.
    • Keep in touch with you after-the-closing for any assistance needed.
